After your 35% household tax deduction (kotitalousvähennys), your real out-of-pocket cost drops significantly — a 1-bedroom works out to around €130 after tax. If your apartment fails the final inspection, the landlord — whether it's Espoon Asunnot (the City of Espoo's own rental company), HOAS student housing, SATO, Lumo, or a private landlord — has the right to arrange professional cleaning themselves and bill you the full cost. According to the Finnish Competition and Consumer Authority (KKV), the landlord has no legal obligation to let you back in to re-clean — and most won't. They hire their own company at their own rates and invoice you, which is typically far higher than booking a professional in advance. The safest approach is always to have the apartment professionally cleaned before the inspection, not after.
Finnish move-out inspectors are thorough — far more than most tenants expect. Based on the published checklists of Espoon Asunnot, HOAS, and Lumo, inspectors check every kitchen cabinet inside and out (including crumbs in drawers), the oven and oven trays, the extractor hood and grease filter, the stovetop sides and back, all bathroom tile walls and grout, the floor drain, visible pipes, inside the bathroom cabinets, radiators and ventilation valves, painted walls for marks, every windowsill, skirting boards, the balcony floor, and every light switch and door handle. The most commonly failed areas are the oven interior, the floor drain, the inside of cabinets, and the extractor hood filter. Yes — professional move-out cleaning in Finland qualifies for the household tax deduction (kotitalousvähennys). The deduction is 35% of the labor cost, meaning you get that share of your cleaning cost back as a direct reduction to your income tax. The maximum is €1,600 per person per year (€3,200 for a couple, since you can each claim). Move-out cleaning takes considerably longer than a regular clean, because the entire apartment — every cabinet, every tile, every drain — is deep cleaned from scratch. A studio (25–35 m²) typically takes 2.5–3 hours. A 1-bedroom (40–65 m²) takes 3.5–4.5 hours. A 2-bedroom (60–90 m²) takes 5–6 hours. A 3-bedroom (85–120 m²) takes 6.5–8 hours. No — you don't need to be there at all. Most of our customers are already focused on settling into their new home while we clean the old one. We bring all the professional cleaning products and supplies — detergents, degreasers, cloths, the lot. There are two things we ask you to provide: a vacuum cleaner and a mop, both in good working condition, ready in the apartment on cleaning day. (For hygiene and practicality, our cleaners use the apartment's own vacuum and mop rather than carrying them between homes.) You'll also need electricity and running water available on the day. For the oven add-on we use specialist degreasers; for the fridge add-on, please make sure the fridge is completely emptied and defrosted before we arrive, as a frozen fridge can't be cleaned.
Move-out cleaning is significantly more thorough than a regular clean. A regular clean maintains a home that's still lived in — surfaces, floors, bathroom, kitchen. Move-out cleaning is a complete deep clean of an empty apartment, covering everything an inspector will check: inside every cabinet and wardrobe, the inside of the microwave (included as standard), floor drains, radiators, ventilation valves, tile walls, painted walls (dry-wiped), visible pipes, bathroom cabinets inside and out, all skirting boards, and every door handle and light switch. Because the apartment is empty and every surface is exposed, it also takes considerably more time than a regular clean of the same size.
For most Espoo apartments, yes — especially the oven. The oven interior is one of the most commonly flagged items in move-out inspections across Espoon Asunnot, HOAS, SATO, and private landlords. Baked-on grease is notoriously hard to clean yourself and very obvious to inspectors. Add the fridge interior if yours has any odor, staining, or residue — it must be fully empty and defrosted before we arrive. Add the sauna if your apartment has one; inspectors check the benches, floor drain, and glass door. Add the balcony if you've used it for plants, storage, or grilling. Each add-on adds 60 minutes to the clean.
Most Espoo landlords, including Espoon Asunnot and HOAS, run a preliminary inspection during your final month of tenancy, where they flag any cleaning or repair needs. Book the move-out cleaning after this preliminary inspection (so you know exactly what was flagged) but before your final inspection (when the apartment must be empty and clean).
